Some people have mentioned road noise. Should I be worried?
Because Sugarberry Inn is located in the heart of town, we do experience louder motorists on occasion. Although we can't silence the bikers and big Texas trucks, we do have a large street-side wall that helps to bring the decibels down a level. We also provide white-noise machines for our lighter sleepers, and each room has an oscillating fan.
Which rooms are near the street?
Prairie Willow, Texas Sage, Clementine, Meadowlark, Winterberry, Persimmon, and Hillstar are all located along the street. The rest of the rooms lie directly across, just a few steps further. Prairie Willow Suite is located in the front of the historical house and is closest to the street; therefore we don't recommend it for light sleepers.
How far are you away from town?
Sugarberry Inn is located on the corner of N Llano St and E Austin St, just one block from central Fredericksburg. We're only steps away from great shopping on Main Street, the National Museum of the Pacific War, Marktplatz, the Rockbox Theater, Otto's Restaurant, the wine tour shuttle stop, and more!
What are your office hours?
Our regular office hours are 10 am - 6 pm. We close our office on Thanksgiving and Christmas Days so our staff can celebrate the holidays with their loved ones. Our office hours are likewise limited on Christmas Eve, New Year's Eve, New Year's Day, and Easter Sunday. Please call our office for more information.
Can I check in early? Why can't I check out later than 11:00am?
We want our guests to experience a pristine setting when they first enter their rooms, so we follow a carefully researched daily schedule. The time between checkout at 11:00am and the first check in at 3:00pm allows our housekeeping staff to lovingly and thoroughly prepare each room for new arrivals. Our guests are always welcome to check the status of their room with a phone call and we’re happy to accommodate an earlier check-in if the room is ready ahead of schedule.
Requests for late checkouts must be approved on a case-by-case basis. Unlike a hotel that may have many identical rooms, each of our cottages is unique and must be ready on time for the incoming guests.
What if I'm running late and the office closes before I get there?
If you can't make it to our office between the hours of 3pm and 6pm on the day you check in, simply calls us ahead of time and we’ll arrange for a late check-in.
What if we made a reservation, but aren't able to make it due to unforeseen circumstances?
If you cancel the reservation with more than 10 days notice *, your deposit will be refunded, minus a $35 cancellation fee (per room). We understand that plans can change, but cancellations take a much harder toll on independently-owned B&Bs like ours than they do on large hotels. Please check our policies page for more information.

Do you ever make exceptions to your 2-night minimum stay on weekends?
We require a two-night minimum stay for Friday and Saturday. However, if another guest books a Thursday/Friday stay that leaves a single Saturday night open or a Saturday/Sunday stay leaves a single Friday night open, our availability calendar will show as CALL US for that room.
Your website says you don’t always serve breakfast at the inn. How much are your vouchers worth and what restaurants do I have to choose from?
We serve breakfast in the cellar on Saturday and Sunday mornings from 8:30 to 10:00. For weekday stays, we provide breakfast vouchers worth $8 per person. These vouchers can be redeemed at 8 local restaurants: Andy's Grille, Farm Haus Bistro, Mahaley's Café, Java Ranch Espresso Bar & Café, Rathskeller Restaurant, Sunset Grill, Vaudeville Bistro, and Woerner Café. More than half are within an easy walking distance.
Breakfast baskets are provided at our discretion on major holidays (i.e. Thanksgiving, Christmas Day) by request and must be ordered in advance.
How many people do your rooms sleep?
Every room has a king-size bed, and is built to accommodate 2 people. Both suites have an additional daybed, but they are better suited for sitting and napping.
Tell me about your antique daybeds. Are they comfortable?
The mattresses on the daybeds are hand-made, so they are comfortable but delicate. They're quite small however, and cannot fit most adults end-to-end. We don't recommend them for a full night's sleep as they don't measure up to our king-size mattresses.
Do you have accommodations for 6 to 8 people together?
All of our rooms are separate, with the exception of the suites, each of which make up one half of a house. If the whole house is booked by one party, it can accommodate a total of 4 people.
However, our cottages are nestled close together and are well-suited for groups of any size. You can spend the day together and enjoy the privacy of your own room at night!
How many people can your property accommodate? Do you give group discounts?
Our 12 units can accommodate a total of 24 people. We do not offer group discounts; however, our rates are quite reasonable given our location and amenities. Our weekday rates are always lower and we do run specials at least twice a year that benefit all of our guests.
Do you have an area for gatherings?
We have an outdoor fireplace and a second covered patio with some seating for our guests to gather and socialize. Our guests also enjoy dining with others in the cellar on weekend mornings. Our wine bar is also open (available by reservation only) to our guests and their friends.
Do your rooms have hairdryers (ironing boards, microwaves, DVD players, etc.)?
Yes, each room features a hairdryer, makeup mirror, ironing board & iron, microwave, mini-fridge, stocked coffee bar with Keurig brewer, bottled water, cable TV, free WiFi and more! At this time we do not have DVD players but plan to add them to a few of the rooms in the future.
Your policy says that you don't allow smoking anywhere on the property, but that doesn't include e-cigarettes or vaporizers right?
We're proud to be a 100% non-smoking establishment. It helps to keep our rooms and grounds clean and fresh, and many guests choose to stay with us for that reason. We do not allow or tolerate smoking of any kind on the property and will happily recommend other lodging establishments in town who allow it. Guests who must smoke during their stay can only do so offsite.
Can I bring my children?
The typical Sugarberry Inn guest is a couple without kids or taking a break from their offspring, so we keep things peaceful by limiting guests to ages 16 and over. Uniquely designed and appointed for couples, our rooms not only contain breakable yet irreplaceable antique furnishings, they are also not childproof. For their safety and our guest’s serenity, we will happily recommend other kid-friendly lodgings in Fredericksburg.
Why don’t you allow pets at the inn?
For the sake of our guests, we simply can't allow pets at the inn. Out of respect for our guests, we cannot risk the possibility that an animal might irritate a pet allergy, annoy guests with their vocalizations, frighten the pet-phobic or cause actual damage/bodily harm. Service animals are the only exception.
Does every room have an outdoor shower?
. All of our rooms have spacious indoor showers! However, for obvious reasons, only our downstairs rooms have outdoor showers. This includes the Texas Sage, Clementine, Winterberry, Persimmon, Cactus Wren, Mimosa, and Applewood. The suites do not have outdoor showers either
What's the difference between the upstairs and downstairs rooms?
All of our rooms have a similar layout, including the upstairs rooms. The only real differences are that the upstairs rooms don't have outdoor showers or a porch with rocking chairs. Instead they each have a balcony with a small table and two chairs.
The upstairs rooms have double claw-foot soaking tubs whereas most of the downstairs rooms have jetted tubs. Please see the cottage descriptions to ensure your room has just what you’re looking for.
Our cottages average 400 sq. ft. The suites are slightly larger at approximately 550 sq. ft.
I love the décor in the cottages! Where did you get all the cool furniture?
Most of our furniture comes from Carol Hicks Bolton Antiquities, located in Fredericksburg at 301 S Lincoln Street. We also shopped at Skye and Henry’s, Smitten, The Shops on Llano, Antique Mall of Fredericksburg, and several other local businesses.
Your property is beautiful...can I do a photoshoot there?
Because Sugarberry Inn is a lodging establishment and our number one priority is our guests, any request for commercial use of the property, whether grounds or rooms, is limited and must have the prior written consent of the management.
Who is the designer for the suites and cottages?
Joe and Susan worked with local architect Andrew Bray (Mustard Design) to bring their vision for Sugarberry Inn to life. The suites were designed by Carol Hicks Bolton; the cottages by local decorator, Kathy Young.
Our cottages are light and airy with lots of windows, most of which have shutters or curtains that allow for natural light. We suggest you bring along a sleep mask if you don't wish to be awakened by "nature's alarm clock." We also keep a few on hand in the office for your convenience.
Your beds are so comfortable! Where can I get a mattress (pillows, bedding) like that?
We have Stearns & Foster plush mattresses*, 100% Egyptian cotton sheets, and Pacific Coast Feather pillows and duvets. Our beautiful bed linens are either Bella Notte or custom-made by Carol Hicks Bolton. We don’t keep everything on hand, but would love to help you bring the comfort of Sugarberry Inn to your own home!
*Please keep in mind that all of rooms have the same plush mattresses. If you require a firm mattress we would be happy to make a recommendation for you.
