Sugarberry Inn is independently owned and operated. Making a reservation with us is not the same as booking a room at a hotel. Due to our small size, cancellations affect us significantly. Once you reserve a room, every other potential guest is turned away. We do not overbook rooms and while hotels have many rooms of a particular class, each of our twelve rooms is unique. The room you reserve is the room that will be ready for you on the day of your arrival. Therefore, we ask that you verify your travel plans PRIOR to booking and carefully review our policies.

A credit card payment of 50% of the total amount of your stay is required at the time of booking to secure your reservation. The remaining 50% will be charged to the credit card on file 10 days prior to the arrival date (or within 24 hours of booking for online reservations made less than 10 days in advance). Group reservations for 3 or more rooms are subject to separate policies. Reservations made less than 10 days in advance require payment in full at time of booking. Please note: once reservation has been paid in full it cannot be cancelled.
Gift certificates must be paid in full at time of purchase. See below for more information on gift certificates.
We adhere to a strict cancellation policy. If your travel plans change and you must cancel your reservation, please contact us more than 10 days prior to your arrival date to cancel your reservation. Your deposit will be refunded minus a $35 cancellation fee (per room) after your request has been received and confirmed by a member of our staff. Refunds will be made within 10 business days. Requests to change or move a reservation are subject to the $35 cancellation fee.
In the unlikely event that you must cancel with less than the required notice, shorten your stay, check out early, or do not show for your stay, please understand that we must ask you to take responsibility for your entire reservation, regardless of the circumstances. There are no exceptions to this policy including illness, family emergencies, and inclement weather.
We now offer the option of travel insurance. We strongly recommend that you purchase travel insurance to cover your loss should you need to cancel your reservation with less than the required notice. Please visit Travel Guard for more information.
Please contact our office at (830) 992-3489 for reservations of 3 rooms or more. Group reservations (whether made by one or more individuals) are subject to a 30-day cancellation policy. Whole house bookings MUST be made property direct and are subject to a 60-day cancellation policy.
Rates as shown are based on double occupancy and are subject to 13% hotel occupancy tax. Maximum occupancy for each room is 2 persons. Unexpected guests will not be accepted and will incur a fee. You may also be asked to vacate the premises. Rates/policies are subject to change and vary during high impact periods and special requests. Weekend stays require a 2 night minimum. Some holidays and special events require a 3 night minimum.
Friends are welcome to visit during your stay, however, only registered guests may stay overnight or join us for breakfast. It is your responsibility to convey our no-smoking and other policies to your guests. Parking is limited and for registered guests only.
Check-in: 3:00 PM – 6:00 PM. If you anticipate a late arrival, please call (830) 992-3489 before 6:00 PM to make arrangements. We make every attempt to honor early arrival requests, but cannot guarantee room availability before 3:00 PM. At check-in please be prepared to provide the credit card on which the room was reserved and a valid corresponding US drivers license.
Check-out: 11:00 AM. Late check-outs must be approved by a member of our staff and are subject to an additional per-hour fee.
Breakfast is included for each morning of your stay. Currently breakfast is served on Saturdays and Sundays (and some holidays) in our cellar. Upon arrival guests will receive a breakfast voucher for each day that breakfast is not served at the inn. Vouchers are worth $8 per person/per day and may be redeemed at local participating restaurants. Please see our FAQ page or call our office if you would like additional information. Guests must indicate food allergies or other restrictions at time of reservation. *Substitutions or changes to breakfast options or menu may be made at any time without prior notice. Please note that breakfast is not provided on Thanksgiving or Christmas Day.
Gift certificates are available in any denomination and are subject to our normal policies. Payment in full is collected at time of purchase. A confirmation email will automatically send to the purchaser/guest. Please verify the email address for the confirmation, especially if the certificate is a surprise. Most certificates are transferable and expire one year from date of purchase. Gift certificates are non-refundable and cannot be redeemed for cash. Expiration date of gift certificates cannot be extended. Please contact our office if you have any questions or would like a custom certificate mailed directly to the recipient.
No Smoking. Sugarberry Inn is a 100% smoke-free property. Absolutely no smoking inside or in common areas. This includes ALL rooms, porches, decks, patios and parking areas. A minimum of $300 will be charged to the credit card on file for any violation of this policy and you may be asked to vacate the premises. No candles, open flames, cigarettes, cigars, or e-cigarettes allowed.
No Pets. We cannot accommodate four-legged guests, but we would be delighted to help make local boarding arrangements. You may also visit Paws & Claws Pet Resort for more information.
Children 16 and up only are allowed. Sugarberry Inn is designed for adults and couples looking for a relaxing retreat. Our rooms and grounds are not child-proof or suitable for young children.
We take pride in our establishment and our goal is to provide an exceptional experience for each of our guests. Therefore, theft or damage to our property is carefully monitored and appropriate fees will be assessed and charged to the credit card on file. Please report any damage to a staff member immediately. Lost keys are subject to a $50 replacement fee.
We are not responsible for loss of money, jewelry, or other valuables. Small items of value may be kept in the office at your request. To help ensure the safety and security of our guests, the common areas of Sugarberry Inn are equipped with video surveillance. Please be considerate of all guests at all times; disruptive behavior will not be tolerated.
Commercial use of our establishment is prohibited without prior written consent of management.
