A stay at Sugarberry Inn offers more than just a room for the night. We’ve created our little “village” of cottages as a place for adults to relax and unwind, to celebrate romance and special occasions, or to just get away for some fun with good friends.
When you stay with us, you can count on a warm welcome and exceptional service, an ultra-comfortable king bed, exquisite bedding and upscale linens, your own cozy fireplace, an en suite bath, and a delicious breakfast each morning...all in a beautiful park-like setting.
We consider Sugarberry Inn to be an extension of our home and we value your reservation! Happy, satisfied guests are what we’re all about. We’ve done our best to set policies that benefit everyone.
A wise man once said, “You can lead a horse to water…but you can’t make him read the policies.” While that may be true, we do ask our guests to abide by them. Please take a moment to review the following information before proceeding with your reservation and contact us if you have any questions about the inn or our policies.
Sugarberry Inn is independently owned and operated. Making a reservation with us is not the same as booking a room at a hotel. Due to the intimate size of our property, cancellations can greatly affect our business. We do not overbook rooms, and while hotels may have many rooms of a certain class, each of our twelve rooms is unique. Once you reserve a room with us, we enter into a mutual agreement; we agree to turn away all other requests for that room, and you agree to abide by the terms and conditions of your reservation.
A refundable deposit equal to the first night and tax (per room) will be charged at the time of booking to guarantee your reservation. Reservations made within 30 days of arrival must be paid in-full.
We accept all major credit cards. We require a valid credit card be kept on file for every guest reservation, including those paid for by another party or with a gift certificate.
Any remaining balance for nights reserved will be automatically charged to the credit card on file 30 days prior to the scheduled date of arrival. If your payment is declined, your reservation may be cancelled and deposit forfeited, so please be sure to notify us of any changes.
Gift certificate sales are non-refundable and must be paid in-full at time of purchase. Non-refundable payment for retail items, such as flowers, chocolates, or champagne, will be charged to the card on file 48 hours prior to scheduled date of arrival.
Group reservations may be subject to separate policies. If you will be staying at Sugarberry Inn on the same dates as your friends, whether booking together or separately, we ask that you please contact us directly or make note of it when booking online. We want to ensure that you receive the payment and cancellation policies that pertain to your reservation.
Whole House bookings (9 to 12 rooms) must be made property direct.
Extended stays (4 nights or more) may require a refundable 50% deposit.
As a small property with limited availability, we must uphold our cancellation policy without exception. We appreciate your understanding.
To cancel your reservation, you must contact us during the cancellation period. The "cancellation period" is the period of time up to your cancellation date, which is 31 days prior to the scheduled date of arrival. Your deposit will be refunded, less a $35 fee per reserved night.
For group reservations, the cancellation date will be either 61 or 91 days prior to the scheduled date of arrival, depending on the size of your group. You may reduce the number of rooms of your reservation up until the cancellation date. You may reassign guests within your group until 48 hours prior to arrival.
Requests to cancel or change a reservation made once the cancellation period has expired, as defined above, are subject to forfeiture of payment. We are happy to reschedule your stay or issue a refund for any nights that we can rebook, less a $35 fee per reserved night. We will make every effort to rebook cancelled nights; any unreserved rooms may be given priority.
Refunds will not be issued for no shows, late arrivals or early departures, or cancellations made within 48 hours of the scheduled date of arrival, regardless of the circumstances. There are no exceptions to this policy including illness, family emergencies, or inclement weather.
We offer the option of travel insurance, because we understand that life can be unpredictable. If you are uncertain about your ability to keep your reservation or have concerns about our refund policy, we strongly recommend that you consider purchasing a policy to protect your investment. Rates as shown are based on double occupancy (1-2 persons) and are subject to 13% hotel occupancy tax. Rate includes daily breakfast at the inn. Maximum occupancy for each room is 2 persons. Unexpected guests will not be accepted and will incur a fee. You may also be asked to vacate the premises.
Weekend stays require a 2-night minimum. Some holidays and special events require a 3-night minimum. An additional fee may be charged to the reservation for exceptions made to the minimum night requirement. Multiple night stays must reserve the same room for all nights when available; switching rooms is not allowed unless a single room is unavailable for the length of the entire stay.
Guests of Sugarberry Inn are our number one priority. We don’t mind if a friend (or two) wants to drop by for a visit during your stay, but you need to let us know beforehand. Please keep in mind that not everyone is a night owl and most of our guests are here for a quiet, romantic getaway. It is your responsibility to convey our no-smoking and other policies to your friends. Unruly visitors are not welcome and will be asked to vacate the premises.
Only registered guests may stay overnight or join us for breakfast. Breakfast cost for non-guests is $20 per person and will be charged to the credit card on file. Please don’t invite your friends for breakfast without prior approval.
Parking can be hard to come by in downtown Fredericksburg. We have a private parking area for guests only. Parking is limited to one space per room. Additional guest or visitor vehicles must park on the street. Towing is enforced.
Check-in: 3:00pm - 6:00pm.
Your room will be ready for you at 3:00pm, but please feel free to call or stop by the office to check the status of your room if you get into town a little early. You can park your car (get a parking pass first), grab a bite or do some shopping, and we’ll give you a call when your room is ready.
Our office closes at 6:00pm. We like to personally greet our guests, but we’re happy to accommodate late arrivals. No need to rush, just give us a call at (830) 992-3489 by 5:30pm, so we can go over instructions for our self check-in procedure.
Check-out: 11:00am or earlier.
“Parting is such sweet sorrow,” but requests for late checkouts must be approved on a case-by-case basis and are subject to an additional charge. Unlike a hotel that may have many identical rooms, each of our cottages is unique and must be ready on time for the incoming guests.
You’re welcome to leave your car for a few hours if you’d like to explore the town before you head home. Just keep your parking pass in view.
A delicious full breakfast is included each morning of your stay. Breakfast is served at 9:00am each weekday and from 8:30am-10:00am on weekends in two seatings. We need to know about any food allergies or dietary restrictions when you make your reservation so we can plan our menu accordingly.
Substitutions or changes to breakfast options or menu may be made at any time without prior notice. Please note that breakfast is not provided on Easter, Thanksgiving or Christmas Day.
A gift certificate makes a great gift! Gift certificates are available for purchase in any denomination. Online options are limited, but just give us a call if you need a different amount. Payment in full is collected at time of purchase and is non-refundable. Gift certificates cannot be redeemed for cash.
Be sure to enter your information and email address first when purchasing a gift certificate online, because a confirmation email is automatically generated and sent using that information. You can then enter the recipient’s mailing or email address and delivery method. Let us create a custom certificate for you in your own words; we can mail it to you or directly to the recipient.
Most gift certificates are transferable and expire one year from date of purchase. All gift certificates must be redeemed before the expiration date. Expiration date cannot be extended.
We are very serious about our no smoking policy. Sugarberry Inn is a 100% smoke-free property, which means absolutely no smoking anywhere on the property. This includes inside or outside of all rooms, porches, decks, patios, and parking areas. A minimum fee of $300 will be charged to the credit card on file for any violation of this policy; cleaning and damages may incur additional charges. You may also be asked to vacate the premises. Smoking of any kind is not permitted and will not be tolerated. No candles, incense, open flames, cigarettes, cigars, pipes, or e-cigarettes allowed.

Don’t worry about missing your own furbaby because Alphons, our friendly “kitty concierge” will be available for snuggling on your porch or in the common areas. He is not allowed in the rooms, so don’t let him convince you otherwise!
Sugarberry Inn is designed for adults and couples looking for a relaxing retreat. Our rooms and grounds are not child-proof or suitable for young children. Only guests 18 and up are allowed.
We take pride in our establishment and our goal is to provide an exceptional experience for each guest from beginning to end, so we keep a close eye on our unique bedding and furnishings. Please report any spills or damage to a staff member immediately; the sooner we can treat spills or other messes, the better!
Normal wear and tear is to be expected; however, we reserve the right to charge for excess cleaning, damages, repairs, or replacement cost as we deem necessary. Appropriate fees will be assessed and charged to the credit card on file without prior approval or notification.
Lost keys are subject to a $50 replacement fee.
Sugarberry Inn is not responsible for loss of money, jewelry, or other valuables. Small items of value may be kept in the office at your request. Out of respect for your privacy, unless prior permission is granted, any belongings left behind after your departure will be kept secure until we hear from you. We will ship your belongings via USPS in a flat-rate priority mail package with tracking. The credit card on file will be charged $10 plus the cost of shipping. Items that are not claimed within 30 days will be donated to a charitable organization.
To help ensure the safety and security of our guests, all common areas of the property are equipped with video surveillance. Please show consideration to other guests at all times; disruptive behavior will not be tolerated.
We’re sorry, but…if for any reason we have to ask you to leave (failure to respect our staff, property, policies, or other guests), full payment of your reservation will be forfeited and you will also be responsible for any additional fees incurred.
Every guest of Sugarberry Inn must be registered, which means we require the full name(s), a valid email address, and contact number for each room reserved. If you are unwilling to provide this information at our request, your reservation will be cancelled and your payment will be forfeited.
We reserve the right to refuse service to anyone.
Commercial use of our establishment is prohibited without prior written consent of management.
Your confirmed reservation indicates your understanding and acceptance of our policies.
